As temperatures drop and the nights draw in, landlords across the UK start preparing their properties for winter.
Cold weather can be tough on homes — from frozen pipes and damp to heating breakdowns — and a few simple checks now can help prevent expensive repairs later.
To make it easier, we’ve created a Free Winter Property Checklist & Guide to help you stay organised and protect your investment this season.

❄️ Why Winter Preparation Matters
The colder months are when small maintenance issues can quickly become major problems. A burst pipe, leaking gutter, or faulty boiler can not only damage your property but also cause inconvenience for your tenants — and you.
Being proactive saves time, money, and stress. A well-maintained home is safer, more energy efficient, and keeps tenants happier during winter.
🔧 1. Service the Boiler and Check the Heating
Make sure your boiler is serviced by a Gas Safe engineer before demand peaks. Test the heating system and bleed radiators to ensure everything runs efficiently.
If your property will be empty, set the thermostat to a low constant temperature to prevent frozen pipes.
🚿 2. Protect Pipes and Plumbing
Lag exposed pipes in lofts, garages, and external walls to prevent freezing.
If you have outdoor taps, consider fitting protective covers or isolating them for the season.
Encourage tenants to report any signs of low pressure or leaks immediately — they could be a warning sign of a frozen pipe.
🌧️ 3. Inspect Roofs, Gutters, and Drains
Check that gutters are clear of leaves and debris to prevent blockages. Inspect roof tiles, flashing, and chimneys for damage that could let in rain or snow.
Keeping your drainage system clear helps avoid damp, mould, and costly water damage.
🪟 4. Stop Draughts and Improve Efficiency
Look for gaps around doors and windows where heat may escape.
Simple fixes like draught excluders, door seals, and thermal curtains can make a big difference — improving tenant comfort and reducing energy bills.
🔥 5. Test Smoke and Carbon Monoxide Alarms
Winter means more heating and appliance use, so safety checks are crucial.
Test all smoke and CO alarms and replace batteries if needed. These are legal requirements and can save lives.
💬 6. Stay in Touch with Tenants
Good communication prevents small problems from becoming emergencies.
Send a quick reminder to tenants about how to report maintenance issues and what to do in the event of frozen pipes or power outages.
To make your winter preparation easier, we’ve created a printable checklist that covers all key maintenance areas — from heating and plumbing to safety checks and tenant communication.
Keep it handy for each of your properties to stay on top of seasonal maintenance and ensure your rentals remain safe, compliant, and warm all winter long.
